Celebration's 1999 to 2006 concrete decks are ready for stone

The pool homes in North Village, South Village, East Village and Artisan Park mostly have textured concrete decks poured with the pool twenty years ago, sound but faded, inside screened lanais. Those take a 1-inch remodel paver or travertine overlay with new bullnose coping and a channel drain at the screen line; the community's lanai drains tie into its stormwater system, and we keep that connection. Sealers on the deck get an anti-slip additive; travertine gets a penetrating sealer only.

Review and permits

Whether a lanai deck needs ARC review depends on visibility and on the Design Guidelines' material rules; Town Hall (407-566-1200 ext. 2206) confirms, and a complete packet is decided at the monthly meeting. For the county, an overlay on an existing deck outside setbacks is flatwork; a deck tied to the pool bond beam or the screen footer is confirmed with the Building Office (407-742-0200) first, and a cage replacement is its own permitted structure. A South Village travertine overlay

560-square-foot deck around a 12-by-26 pool inside a screened lanai, 2001 textured concrete, sound. Cleaned and leveled, ½-inch travertine tile thin-set over the slab, new tumbled bullnose coping, channel drain at the screen line tied to the existing lanai drain. Does a pool deck inside my lanai need ARC approval in Celebration?

Sometimes. The CROA Design Guidelines cover exterior materials, and whether a screened lanai floor is treated as visible depends on the lot and the village; Town Hall gives a definite answer for your address in a phone call. We ask before we quote, and if review is needed the packet is a sample, a photo of the lanai and a note on drainage, decided at the monthly meeting.

Courtyard decks

Small lots, screened decks, tight access

Celebration lots are compact by design and many pools sit in a courtyard or a narrow rear yard between the house and the alley. That shapes the job more than the material choice does. Material comes in through a gate or across a neighbour's frontage, spoil goes out the same way, and a machine that would do the excavation in an hour on a Harmony lot does not fit at all. We price hand work honestly rather than discovering it on day one.

The design consequence is that every square foot counts. A deck that is eight feet wide on one side and three on the other looks like an accident; setting the pattern and the border to make the narrow side read as deliberate is most of the design work. Large-format pavers make small decks look larger and are usually approvable; the products and thicknesses we install are on the marble and porcelain page.

Deck drainage in a community with engineered stormwater

Celebration's stormwater is a designed system of ponds, swales and inlets, and every lot was graded to send water to a specific place. A pool deck rebuilt to a new elevation can block that path, which shows up as water standing against a neighbour's foundation two doors down after the first heavy storm. So the first thing we check on a Celebration deck is the original lot grading and where the low point is, and the deck is set to keep that route open.

Inside a screen enclosure we run a channel drain along the screen line and tie it into the existing discharge rather than adding a new one. On an open courtyard deck we hold the fall away from the house at an eighth to a quarter inch per foot and, where the courtyard has no outlet, add a dry well sized for the deck area. Neither is optional in a community where the drainage is a shared system.

Making a small deck read as larger

Courtyard pools on compact lots leave deck areas that are generous on one side and tight on the other, and the instinct to fill the space with a busy pattern makes it feel smaller. What works is the opposite: a large-format unit, a simple layout running the long dimension, and a single border that follows the deck edge rather than breaking it into zones.

The other move is to treat the narrow side deliberately. A strip that is three feet wide looks like a mistake if the rest is eight; the same strip finished as a defined border course with a different unit reads as intentional. That is a design decision made on paper before anything is ordered, and it is the part of a small deck that most repays the time.
